Syncing R3's arpeggiator with Cubase

Syncing R3's arpeggiator with Cubase
No matter what preset arpeggiator or custom made one I use and record midi into cubase, never syncs in realtime on playback!
I have programmed the patch/patches using "PITCH MODULATION" and "POST/KBD" in the editor but together these setting never seem to quantize properly when recorded.
As you tap the keys on the synth there is always a slight ramdon delay, just a fraction of a sec out that only happens with arp patches and therefore cubase will start on time but the arp patch will be late to follow the tempo.
Is there anyway to get the sound out of the synth without a delay? It is this delay thats causing the timing issue!
Ps. I have 3 other synths connected to cubase aswell and don't have this problem.

Yep turned on all key syncs! also midi temp sync.
Mind you the R3 doesn't have to be cabled up to cubase to notice a fraction delay when tapping the keys. Its like there is a delay from the time you strike the key to the moment the sound engine registers it and it only seen to happen when programmed with "PITCH MODULATION", without pitch modulation the arp sounds flat.

Bare with me while I try to explain the best I can.
1. I load up R3 editor.
2. Edit the arp sound I require just using Timbre 1.
3. In the editor you can chose to edit Sythn, Mod Seq, Fx.
4. I chose edit, Mod Seq.
5. In the Mod Seq window you can select what you want the Mod Seq to do!
6. The Mod Seq window looks like a 16 band equalizer.
7. From the top most blacked out retangle window, click into it and a sub menu pops out giving you about a dozen selection parameters on what you want the Mod Seq to do.
8. I chose "PITCH" giving a transponded effect to the arp (Mod Seq).
Its this parameter that causing the tempo sync delay.
